What We Do As Your Little Rock Property Manager

The leasing commission of 1/2 of one month's rent allows us to offer a co-broker fee on the MLS for Rentals network of licensed real estate agents thereby expanding the pool of those actively working to secure a quality tenant.
Our rental/lease application is designed to obtain complete information on each applicant. References are checked through credit reports, criminal reports, former landlords and employers.
A detailed Condition of Premises form is completed and digital pictures record the property at both tenant move-in and again at move-out. All legal means are used to hold the tenant financially responsible for any damages beyond normal wear and tear.

Rent Collection & Eviction:

Security Deposit Accounting:
As required by Arkansas Law, the tenant's security deposit is held in an escrow account registered with the Arkansas Real Estate Commission until the tenant vacates the property and the timely completion of the disposition of deposit.
Comprehensive Accounting Services:
Our accounting and record keeping systems are totally computerized with state-of-the-art software and hardware for accuracy and efficiency. We electronically deposit proceeds directly into your checking account and you access a monthly statement detailing all activity on your property. At year-end you are provided with complete information for income tax purposes.
We handle ALL maintenance requests from tenants and are on call for emergency repairs 24 hours a day utilizing our pool of qualified and reasonably priced service providers. There is a nominal fee for coordination of repairs which covers all aspects from bidding to confirmation of completed work to vendor payment.
Upon request our Clients also receive a FREE complete insurance review and a FREE termite inspection.

Little Rock Area Information
Located near the geographic center of Arkansas, Little Rock derives its name from a small rock formation on the south bank of the Arkansas River called la Petite Roche (French: "the little rock"). The "little rock" was used by early river traffic as a landmark and became a well-known river crossing. The "little rock" is across the river from "big rock," a large bluff at the edge of the river, which was once used as a rock quarry.
The western part of the city is located in the foothills of the Ouachita Mountains. Just northwest of the city limits are Pinnacle Mountain and Lake Maumelle, which provides Little Rock's drinking water.
Inside Little Rock's city limits, there are 37 different neighborhoods. Capitol View/Stifft's Station is a neighborhood in Little Rock, located in the west central portion of the city encompassing approximately 1500 homes. There are architecturally and historically significant structures and sites which merit preservation and protection within the area. Two structures in the area are listed on the National Register of Historic Places, the T.R. McGuire House and Lamar Porter Field. The neighborhood also contains two historic districts, The Capitol View Historic District and the Stifft Station Historic District.
